The plans are coming together and almost 200 people have
already registered to join us at this year’s Garden Party.


So, what can you expect on the day?

You’ll be able to explore 25 homes across our showgrounds, including our newest 2027 models, with plenty of time to look around and find the one that feels right for you.

There’ll be food and drinks available throughout the day, including our ever-popular coffee van, alongside live music and a few surprises we’re keeping under wraps for now.

It’s all designed to be relaxed, informal and completely at your own pace. No pressure, no rushing and plenty of time to ask questions, gather ideas and imagine what life in a new home could look like.

Located At

From the West on the M62 – exit at junction 37 and take the road towards Howden. At the third roundabout take the third exit (B1230). After 4 miles approx. you enter Gilberdyke. Follow the signs to the railway station. You will see a bridge which crosses the railway lines, go over this bridge and you will see a large industrial estate to the left. Take the second left turn & follow the road to the Victory factory. From the East on A63/M62 – exit at junction 38 on to B1230. After 3 miles approx. you enter Gilberdyke. Directions then as above.
