Buying a Lodge
We are thrilled that you are thinking of buying a holiday lodge or log cabin! It's such an exciting decision, but it's crucial to be thorough in the process. Here are some key points you should consider before making that final decision:
- Location, Location, Location: Is the park in a location that suits your preferences? Whether it's a serene woodland or a coastal retreat, the surroundings will play a big role in your enjoyment.
- Park Facilities: What amenities does the park offer? From swimming pools to communal areas, having the right facilities enhances the overall experience of owning a lodge.
- Site Fees and Additional Costs: Understanding the total cost of ownership is vital. You need to know not only about the purchase price, but also any ongoing site fees, maintenance costs, and other potential charges.
- Ownership Agreement: What type of ownership agreement is in place? Whether it's by way of a Holiday Licence Agreement, or leasehold, understanding the terms of ownership is crucial for a hassle-free experience.
- Resale Opportunities: Considering the future, look into the resale potential of the lodge. Are there restrictions on selling? What's the market like for reselling lodges in that area?
- Park Rules and Regulations: Every park has its own set of rules. It's important to be aware of these to ensure they align with your lifestyle and expectations. Ask for a copy.
- Utilities and Infrastructure: Checking the condition of utilities like water, gas, electricity, and sewage systems is essential. You need to make sure everything is in good working order. It’s sensible to think of having a survey done by a specialist surveyor for your own peace of mind and of the lodge as well.
- Build specification: Is the lodge built to a residential specification of BS3632 or a caravan specification of BS EN1647.
- Warranties: Apart from, if buying new, the manufacturer’s warranty, is the lodge covered by a ten year warranty from Gold Shield or Platinum Seal.
- Community Atmosphere: Get a feel for the community on the park. Is it a vibrant and friendly atmosphere? This can significantly enhance the overall experience of owning a lodge.
- Trade Associations: Is the park a member of the National Caravan Council or the British Holiday and Home Parks Association or similar professional body?
- Financing your lodge: Lodges built to British Standard 3632 and British Standard European Norm 1647 would qualify you to arrange finance with a specialist finance company.
The lodge would be granted a licensed agreement at the time of sale entitling the lodge to remain on the park for a given period of time, which can be anything from 15 to 125 years. Please ask.
Log cabins built to Building Regulation standard will be granted a lease for a specific period of time, anything up to 125 years and would qualify for a normal second home mortgage.
Do remember when looking at financing the purchase of your lodge, you need to take into account an annual ground rent and possibly an annual maintenance charge and Council Tax.
VAT
- New Lodges built to BS3632 - VAT is charged only on the loose furniture and white goods. As from April 2013 VAT will be charged on the total retail price at a rate of 5% of all lodges built to BS EN 1647.
- New Log cabins - VAT is charged on the total retail price.
